Public Hearing, Minor Design Changes Proposed for The dot
There will be a public hearing at the Planning Commission meeting, scheduled for Wednesday, June 6, at 6:30 p.m., to discuss proposed minor changes to City of Ferndale’s mixed-use parking development project, The dot.
The dot was originally approved by City Council in 2017 as a Planned Unit Development (PUD), which requires public hearings for changes to the site plan and development agreement. The change proposed at the upcoming Planning Commission would decrease the initial overall upper-level office square footage from 39,000 to 20,000 square feet, to provide for flexibility and phasing for office development.
There will be some design modifications based on this change, which will be presented in detail at the Planning Commission meeting, as well as in the online packet at CivicWeb (available Friday, June 1). Items that will NOT change include:
- The number of parking spaces—remaining static at 400.
- Height of the would-be residential component—unchanged at 55 feet.
- The amount retail—staying at 11,500-18,000 square feet of street-level space.
The goal of the PUD change is to deliver a project that is right for Ferndale while also meeting the current market demand. This may include less office space at the beginning with a flexible or phased approach to adding additional space in the future.
